SOUTHBRIDGE AT CHERRY HILL · Legend Properties is proposing to rezone the approximately 1,700 acres of land from the outside boundaries of "Southbridge Phase 1" to the area near the Potomac River. Southbridge at Cherry Hill is located on 2,685 acres on Interstate 95 and the Cherry Hill Peninsula along the Potomac River. · The project is consistent with Prince William County’s Comprehensive Plan for development of the Cherry Hill peninsula, including a plan that addresses the transportation, educational and recreational needs of the overall community. · The site is currently zoned for heavy industrial and agricultural uses. Legend seeks to rezone the property to designations which provide for a mixture of office, civic, retail and residential uses and will include a Town Center, sites for two elementary schools, a library, fire and rescue station and police substation. · A future site of a Virginia Railway Express (VRE) commuter rail station is planned for the community. Southbridge at Cherry Hill will be a community model for balanced development around public transportation through this rezoning. · Legend's innovative plans for mixed-use development and combines public, office and residential uses in a pedestrian friendly setting. Southbridge at Cherry Hill will be a mixed-use development where residents can live, work and play. · Legend Properties is committed to the environment and has proffered for 40 percent (over 600 acres) of the property to remain undeveloped, including protecting wildlife habitats where a nesting pair of Bald Eagles exists. · This project is expected to bring over 13,000 new jobs to the region. · Legend will build 12 athletic fields and numerous recreational and cultural amenities. Southbridge at Cherry Hill will also include a hotel, golf course and cultural arts (live theater) center. · Legend has reduced the number of planned residential units from 3,600 to 2,900 and kept the highest density around the Town Center (near the VRE station). |
